LASTRA Property Group offers 3 levels of service:

Property valuation.
Advertise your property through the United Kingdom largest property portals.
To erect a ‘To Let’ signpost where applicable.
Arrange and conduct all viewings.
Negotiate terms and conditions.
Obtain references through a industry leader, credit search agency.
Conduct the ‘right to rent’ check to ensure that your tenant/s can legally rent your residential property in England.
Prepare the tenancy agreement.
Coordinate any certificates or insurance policies required.
Notify all utility companies.
Arrange an inventory clerk (if requested) to attend on the day of move in and draw up an inventory report providing information on the condition of the property.
Regular property inspections provide photo.
Register the 5 weeks deposit provided by the tenant with a deposit protection scheme service.
Regular property inspections and provide photographs/video showing the condition of the property & providing the landlord with feedback on any maintenance issues that may need addressing.
Only instruct approved tradesmen and accredited contractors.
Landlord statements and invoices (monthly).
LASTRA Property Group will advise you on market conditions, ensuring that you are achieving the best possible price for your property.
LASTRA Property Group will advise you on all the certificates that are legally required for your property and inform you of any changes made in the legislation by the government.
Arrange an inventory clerk (if requested) to attend on the day of checkout and to provide a report showing the condition.
Negotiate any deductions from the deposit if required at the end of the tenancy, and settle any damages and reimbursements.
Additional fees for legally required certificates (if requested).

Electrical safety certificate (£150 inc VAT).
Energy performance certificate (£90 inc VAT).
Referencing per person (£75 inc VAT)
Inventory report and check in (£250 inc Vat)

Property inspection and provide report on request during term of tenancy(£125 inc Vat)
Licensing Application. If a landlord requires a HMO, Additional or Selective Licence for the property. This is for a Application service and does not result in Lastra Property Group becoming a licence holder for the property (£360 inc Vat)
